1. Introduction

Stay Sphere Dallas ("we," "us," or "our") provides professional property management services for short-term rentals in Dallas, Texas. Our services include property listing management, guest communication, booking coordination, cleaning, maintenance, and compliance with local regulations.

2. Registration and Compliance

Short-Term Rental Registration: All properties managed by Stay Sphere Dallas are registered with the City of Dallas as short-term rentals, in accordance with Dallas City Code Chapter 42B. The annual registration fee is $404.00, which is non-refundable and non-prorated.
Zoning Compliance: We ensure that all properties comply with Dallas zoning ordinances. Short-term rentals are prohibited in certain zoning districts, particularly single-family residential areas.
Local Contact Requirement: A local responsible party is designated for each property to address any issues within one hour, as required by Dallas regulations.

3. Taxes

Hotel Occupancy Tax (HOT): We collect and remit the Texas State Hotel Occupancy Tax (6%) and the Dallas City Hotel Occupancy Tax (7%) on all eligible bookings, as mandated by state and local law.
Payment Methods: Payments for taxes are processed through the City's online portal, MUNIRevs. A 2% convenience fee applies to all online credit card payments.

4. Booking and Payments

Booking Confirmation: Reservations are confirmed upon receipt of full payment.
Payment Methods: We accept payments via credit card, ACH, or other approved methods.
Refunds and Cancellations: Refunds are processed in accordance with the property's cancellation policy. Please refer to the specific property's listing for details.

5. Guest Responsibilities

Property Use: Guests must use the property in a lawful and respectful manner.
Noise and Conduct: Guests must adhere to Dallas noise ordinances and avoid disruptive behavior.
Damages: Guests are responsible for any damages caused during their stay.

6. Property Management Responsibilities

Maintenance and Cleaning: We ensure that properties are maintained and cleaned to meet Dallas health and safety standards.
Emergency Response: A local contact is available to address emergencies promptly.

7. Liability

Limitation of Liability: Stay Sphere Dallas is not liable for personal injury, theft, or loss during a guest's stay.
Insurance: Guests are encouraged to obtain travel insurance to cover potential risks.

8. Privacy

Data Collection: We collect personal information necessary for booking and compliance purposes.
Data Use: Personal information is used in accordance with our Privacy Policy and is not shared with third parties without consent, except as required by law.

9. Modifications

Stay Sphere Dallas reserves the right to modify these Terms and Conditions at any time. Any changes will be posted on our website and will be effective immediately upon posting.

10. Governing Law

These Terms and Conditions are governed by the laws of the State of Texas. Any disputes arising from these terms shall be resolved in the courts located in Dallas County, Texas.
